October 2022 Community Meeting Recap

Hybrid Meeting

Everyone was welcomed and new attendees introduced themselves.

Thanks to Sweet Caroline’s for providing dinner for those in-person.

Guest Speakers

  • Larry Nunley, Dept. of Public Works Liaison

    • Upcoming shredding dates are Nov. 6th (9am-1pm at 3500 W Northern Parkway) and Nov. 12th (8am-Noon at Johns Hopkins University -1101 E 33rd)

    • Mayor’s Fall Cleanup – Oct. 22nd

    • For leaf pickup – bag them and put them with your trash; if excessive amounts contact Larry at 443-615-2626

    • Working on fixing the problem with uploading photos to 311

  • Pam Aster - McCormack-Baron-Salazar & Beatty Development – Perkins Homes Project

    • Goal: To redevelop concentrated poverty.

    • Beatty is moving the soil; McCormack is doing the rest.

    • Expected structures done by summer 2024; all move ins by Sept. 2025.

    • 788 housing units (256 market rate; 377 affordable housing and 155 workforce).

      • Affordable housing will be permanently about 40% in each single phase. Tax Credit will stay.

      • Workforce is determined by households that are up to 60% meeting income levels; The program does not allow income to grow.

    •  Buildings

      • Centered around Central Park.

      • Takes 20 months per block to build.

      • All will have same fixtures.

      • Parking garage to be finished Sept. 2025 (w/ retail & EV stations).

      • No grocery in the buildings; commercial activity guided to the Broadway corridor. 

        • Two other commercial properties currently in the process: Wet Lab space (620 N Caroline) and garage and retail (will have EV stations) (120 S Central Ave)

        • Property manager long-term - McCormack-Baron-Salazar

        • For water run off - National Green Standard will be given for all phases: each phase will have its own water plans and are working on net zero for two of the phases.

    • New school stalled 

      • Was slated as a new building.

      • Initial estimates were $20mil and are now $45mil.

      • Only $20 mil raised.

      • Resources have to be in play to redevelop the school. 

      • $1 billion was dedicated to schools in Baltimore City; recommended to ask our representatives why these schools cannot be funded. 

    • Delays

      • Due to COVID and contractor delays.

      • HUD extended the deadline for past year grants and hoping to hear next year if granted a one year deadline

      • Delays have affected the cost.

      • Recommended everyone contact City Council & Mayor’s office and tell them how important this project is to you and the community.

      • Housing Authority has a social media arm, monthly newsletters and meetings that you can follow for updates.

    • Bike lanes and crosswalk bump outs to be included.

      • Drawings for Phase 1 & 2 approved; waiting on approval of Phases 3-5 (Caroline from Fayette to Bank and two other parcels involves the Complete Streets plan of a dedicated bike plan; to extend one of the rows to break up one of the blocks.)

    • Leases will have specific requirements and tenants cannot use space as AirbnB.

      • Audit each year.

      • If issues, tenant receives 30 day notice and removal from affordable housing.

    • Safety

      • Will have lighting, security cameras and ample parking around the park.

      • All hazardous materials are contained in the site; there are none in the air. There is dust monitoring in the area and if dust levels exceed the limit, the dust is suppressed with hoses or drains.

  • November 5th: Last Dumpster Day of the Year

  • Trees scheduled for Mid-November, but due to supply issues may be bumped to Spring.

  • Citations are being issued for those who leave their trash/recycle cans on the sidewalk on non pickup days.

Community Garden

    • Beautiful day with record turnout

    • Raised $1,500 -Proceeds to the Garden and Traffic & Parking Committee

    • Comcast Outage: Credits should have been issued by 10/17. Apology letter being mailed. 

    • If your City recycle containers are too big, you can have them taken back (call 311)

  4. Early voting starts on October 27 through Nov. 3. Election day is Nov. 8.



To vote on issues at a meeting, you must have paid your current dues (based on calendar year beginning in January), attended 2 of the preceding 11 meetings, live in our boundaries and be age 18 and/or attended UFPIA sponsored events/activities per our Meeting & Voting Regulations.
