Welcome/Introductions

Guest Speaker

Allyson Carpenter, Vice President from McCormack-Baron-Salazar, the developer of Perkins-Somerset-Oldtown Redevelopment, gave an update on the project. The cost is $30M to develop. There will be 800 units of mixed income with 400 for public housing (rent calculation is one-third of income). Of the market rate units, 48% will be available for returning residents and 20% at market rate. One bedroom apartments will be $1,200-$1,500/mo. at 656-692 sq. ft. Phase I will have 103 market rate units. The City no longer requires parking spaces; however, there will be some parking underground and surface level but the parking ratio for this project is only a half a space per unit. There also will be indoor and outdoor bicycle storage. A Lidl grocery store will be added to the old Somerset section and a green space, called South Central Park, will be completed before the final phase of the project. Phase II is to open in early Oct. 2024; Phase III will be family units; Phase IV Nov. 2024-fall of 2026; and Phase V in 2025.   • The owner of an aggressive dog on the 300 block of S Durham refused to muzzle his dog after it bit two people and two pet animals. The dog was taken into custody by animal control; a hearing is to be held on Sept. 18th.

    To send a letter of support for action by Baltimore Animal Control to resolve the situation with a problematic dog on the 300 block of S Durham, specifically recommending removing the dog from the neighborhood; motion passed (Y-18; N-0; A-1)
